Do Landlords need an Electrical Condition Report?
Landlord Electrical Safety Checks should be completed on a property every 5 years and subject to parliamentary process the government are in the process of bringing in new regulations regarding mandatory Electrical Safety Checks in the private rental sector.
This means that private landlords will be required to ensure their property is subject to an electrical inspection and testing by a qualified person at intervals not exceeding 5 years.
Local Authorities will be responsible for enforcing this new regulation and they can arrange for remedial work to be completed and recover costs from the landlord which can result in a financial penalty of up to £30,000.
These regulations will come into force for new tenancies from 1st July 2020 and for any existing tenancies from 1st April 2021.
