Do Landlords need an Electrical Condition Report?
Landlord Electrical Safety Checks should be completed on a property every 5 years and the government brought in new regulations regarding mandatory Electrical Safety Checks in the private rental sector.
This means that private landlords are required to ensure their property is subject to an electrical inspection and testing by a qualified person at intervals not exceeding 5 years.
Local Authorities are responsible for enforcing this new regulation and they can arrange for remedial work to be completed and recover costs from the landlord which can result in a financial penalty of up to £30,000.
These regulations came into force for new tenancies on 1st July 2020 and for existing tenancies on 1st April 2021.
